What you are buying

Built for this coast
The palms were here first. The buildings are set around them and kept below the canopy line, and every plan is turned to the prevailing breeze so air moves through each room.
Materials are specified for salt air, humidity and equatorial sun, and for the twenty years after handover.
Rain is collected from the roofs and stored. Grey water is treated on site and reused across the gardens.
Power has an extended solar backup with battery storage, so the residences keep running when mains power drops.

The project
A lodge since 2009.With residences from 2028.
Seasons began as a small lodge on the beach at Pongwe in 2009. It worked because the place worked: the orientation, the light, the quiet of the east coast.
The team behind the lodge is building what comes next, with Ubunifu as developer. Forty‑seven residences, a rebuilt lodge and a beach club are being planned as one place and will run as one operation.
After handover, both remain invested through Seasons Management Company, which runs the Lodge, the residences rental programme and the shared amenities.
